Choosing the right estate agent


When you want to sell your house, choosing the right estate agent is essential.

Obviously you want someone to sell your house as quickly as possible but it doesn't end there;

Fee's
Check how much they will charge you - most charge a percentage of the sale price, often 1.5% - 2.5%, others will offer a fixed fee. When considering the fee's its important to find out what you get for your money:

  • Do you get an advert in the local paper? If so for how many runs?
  • Do you get a sale board?
  • Does your property appear on the agents website?
  • What about others such as RightMove or Fish4?
  • Does your agent have a high street branch with plenty of passing trade? Important for viewers without an internet connection.

Vetting Viewers
A good estate agent will vet people before bringing them round, filtering out time wasters or nosey neighbours.

The right price for your house
Don't be tempted to list your home with the agent that offers the highest valuation - they could just be using this tactic to gain your business, suggesting you lower the price just weeks down the line.

Recommendations
Listen to friends and neighbours before selecting your agent, most people know someone who has moved in the last 12 months, if you do ask them which agent they used and whether they would recommend them.

Finding the right estate agent is a crucial part of the house-move process, and should mean that you realise the full value of your property and in a quick timeframe.
