Selling Without an Estate Agent?

Could you market your property and sell it yourself? Or do you need an agent?

Estate agents often get a good hammering from the press, with the agent often being one of the most hated in the country. Is it deserved? If so could you market and sell the property yourself?

Basically Yes & No; Not all agents are bad, true some use devious tactics to get your business or hide details to potential viewers but most follow a general code of practice - a little research on your part would soon weed out any bad eggs. So could you sell your house without an agent? Yes you can;

Before you decide to sell your home alone, you should consider if you have the time and knowledge available, afterall it will be your job to;

  • Be available on the phone 7 days a week to arrange viewings
  • Value your home
  • Show viewers around
  • Produce photographs and particulars of your home
  • List your property on websites
  • List your property within the local papers
  • Contact the solicitors

Of course you may save money on those agents fee's but will it be worth it? Will you be able to attract the same people the agents can, going for the very best estate agent from a high street full of potentials could mean a faster sale and a bigger profit.

In summary then it is relatively easy to sell your property yourself if you have the time available, recent research suggests many others are begining to market their home this way too - 1 in 5 sales last year were from private advertisers.
