Snagging - What is it?

Snagging, means checking over a property for defects and poor finishing. This can be anything from poor paintwork to badly hung doors, broken window-catches and faulty sockets.

Most often carried out by buyers of new builds and newly renovated properties snagging helps to ensure you get all the problems associated with new builds sorted and out the way before moving in.

All building companies will invite you to a pre-inspection of your new property before you move in - this is the time to complete a 'snagging checklist' - basically a list of everything you want the builder to put right.

An average new home has five faults per room - this is wide ranging from paint on the plug sockets to doors that don't shut properly. You sometimes need a real eagle eye to spot some items so make sure you print out our snagging checklist and take it with you - even better if you can take a friend, a fresh pair of eyes who can see past your rose tinted glasses, after all who wants to find fault with their new home?

Its important to carry out your snagging check before exchanging contracts with the builder - if you have any major faults you can tie them into the contract or even hold money back until all work is completed to your satisfaction.
